Damp Survey, London

Last week we completed a survey in London to have a look at a damp and suspected leak in a communal property. 

The client thought that perhaps there was a leak coming from the flat above and making its way through to the external side of the wall. 

 

Upon arrival to the property, we noted that there was damp all around the communal hallway. There were also some spalled bricks, which will result in moisture penetration into the structure. 

On the exterior wall of the property, there was some growing green algae on the bricks in a few areas. The owner of the property had thought the algae was coming from a leak in the first floor flat. It was later confirmed by our surveyor that the first-floor flat boiler overflow pipe was leaking and dripping directly on to the side external wall to the extent that the external wall is saturated, and algae had then started to grow.

We gave our clients a detailed report with all the findings from the survey which included detailed recommendations on the rectification works.
